Electrical Testing & Inspection –
Our Electricians who carry out testing in Bampton have qualifications to the 18th Edition IET (City & Guilds 2382-18) wiring regulations and CITY & GUILDS Inspection & Testing Certification of Electrical Installations. Electrical Installation – What is it?

What is an EICR (Electrical Installation Condition Report)?
An EICR is a full report which details the condition of the electrical installation. This shows all of the test results and confirms if the wiring meets the current 18th Edition IET regulations. If the electrics do not meet the regulations, the report will confirm the details. Giving grades of priority of remedial works needed as shown below:
C1: Danger present. Risk of injury. Immediate remedial action needed.
C2: Could be dangerous – Urgent remedial action needed.
C3: Improvement recommended.
FI: Further investigation needed without delay.
Bampton Landlords –
The Landlords and Tenants Act 1985 means that the electrical installation in a rental is safe. When a tenancy begins and throughout the term of the tenancy.
The Landlords and Tenants Act 1985 makes it an implied term of every tenancy that the landlord will ‘keep in repair the structure and exterior’ of the property. They should also ‘keep in repair and proper working order the installations in the dwelling-house for the supply of water, gas and electricity.’
The Electrical Safety Organisation detail what the Landlords is required to ensure by law as shown below:
- The electrical installation in a rental is safe when tenants move in and maintained in a safe condition throughout the duration.
- That a House in Multiple Occupation (HMO) has an EICR (periodic inspection) carried out on the property every five years. If the property is not an HMO, you are not legally obliged to do this. We recommend that a registered electrician carries out an EICR (periodic inspection and test) on your rental properties at least every five years to cover your duty of care as a Landlord.
- That any appliance provided is safe and has at least the CE marking. This is the manufacturer’s claim that it meets all of the needs of European law.
To meet these needs, including duty of care, a landlord will need to carry out regular basic safety checks. This makes sure that the electrical appliances are safe and are working.

PAT Testing –
What is PAT testing (Portable Appliance Testing)?
Appliances that have passed a PAT test are deemed to be safe to use until the next test date. The next test date in most circumstances will be 12 months from the date of a passed test. However, this can change in certain circumstances. For Landlords electrical items, these should have a test done before a new tenant moves in. Even if this is less than 12 months from the previous test date.
All customers that we carry out PAT testing services for have their electrical items entered into our database. We can supply an electronic copy for import to their asset database. For smaller clients, the PAT testing database is often used as their primary asset database.
Electrical Work –
