Electrical Testing & Inspection –
Our Electricians who carry out the testing are qualified to the 18th Edition IET (City & Guilds 2382-18) wiring regulations and CITY & GUILDS Inspection & Testing Certification of Electrical Installations. This allows each electrician to complete and sign off their own work as well as inspect and test work completed by 3rd party electricians. Therefore, providing you with the highest level of electrical competency to enable us to advise on current installations.

What is the Electrical Installation?
The installation consists of all the fixed electrical equipment that supplies through the electricity meter. It includes the cables (normally hidden in the walls and ceilings, sockets, switches and light fittings). And the Consumer unit (fuse board) that contains all the fuses, circuit-breakers and RCD’s (residual current devices).
What is an EICR (Electrical Installation Condition Report)?
An EICR is a full report which details the condition of the electrical installation. It shows all of the testing results and advises if the electrical wiring meets the current 18th Edition IET regulations. If the electrics do not meet the regulations, the report will show the issues. Giving grades of priority of remedial works needed as below:
C1: Danger present. Risk of injury. Immediate remedial action needed.
C2: Might be dangerous – Urgent remedial action needed.
C3: Improvement recommended.
FI: Further investigation needed without delay.
The Landlords and Tenants Act 1985 requires that the electrical installation in a rental is: safe when a tenancy begins and maintained in a safe condition throughout the tenancy. The Landlords and Tenants Act 1985 makes it an implied term of every tenancy that the landlord will ‘keep in repair the structure and exterior’ of the property and ‘keep in repair and proper working order the installations in the dwelling-house for the supply of water, gas and electricity.’
As detailed from the Electrical Safety Organisation below, Landlords have a requirement by law to ensure:
- That the electrical installation in a rented property is safe when tenants move in. This should also maintain in a safe condition throughout its duration.
- That a House in Multiple Occupation (HMO) has an EICR (periodic inspection) carried out on the property every five years. If the property is not an HMO, you are not legally obliged to do this. However, we do recommend that an EICR (periodic inspection and test) carries out by a registered electrician on your rental properties at least every five years to cover your duty of care as a Landlord.
- That any appliance provided is safe and has at least the CE marking. This is the manufacturer’s claim that it meets all of the needs of the European law.

PAT Testing in Saul –
What is PAT testing?
Portable Appliance Testing (PAT) is the electrical safety testing of portable equipment. It consists of a visual inspection and a combination of tests carried out by our electricians using electrical safety testing kit.
We consider passed PAT tested appliances safe to use until the next test date. The next test date will be 12 months from the date of a passed test. However, this can change in certain circumstances. For Landlords, items should have a test done before a new tenant moves in. Even if this is less than 12 months from the previous test date.
All of our customers that we provide PAT testing services for have their equipment entered into our database. We can supply an electronic copy for import to their asset database. For smaller clients, the PAT testing database is often used as their primary asset database.

Not only do our Electricians carry out testing but they also carry out all electrical work in Saul.
