- The electrical installation in a rented property is safe when tenants move in and maintained in a safe condition throughout.
- That a House in Multiple Occupation (HMO) has an EICR (periodic inspection) carried out on the property every five years. If the rental is not an HMO, you are not legally obliged to do this. However, we recommend that a registered electrician carries out an EICR (periodic inspection and test) on your rental properties at least every five years.
- That any appliance provided is safe and has at least the CE marking. (This is the manufacturer’s claim that it meets all the requirements of European law).

The Electrical Installation
The electrical installation consists of all the fixed equipment that is supplied through the electricity meter. It includes the cables, generally hidden behind the walls and ceilings, sockets, switches, lights and the Fuse board (Consumer Unit) that contains all the fuses, circuit-breakers and RCD’s (residual current devices).
What is an EICR (Electrical Installation Condition Report)?
An EICR is a full report which details the condition of the installation. It details all the testing results and advises whether the electrical wiring meets the current 18th Edition IET regulations. If the electrics do not meet the regulations the report will advise of the issues. Giving graded remedial works needed as listed below:
C1: Danger present. Risk of injury. Immediate remedial action needed.
C2: Could be dangerous – Urgent remedial action needed.
C3: Improvement advised.
FI: Further investigation needed without delay.
Electrical appliances that have passed a PAT test are considered to be safe to use until the next test date. The next test date will be 12 months from the date of the previous test. However, this can change in certain circumstances. For instance, if a Landlord supplies electrical items, these should be tested prior to each new tenant. Even if this is less than 12 months from the previous test date.

Things to look out for and report to the Landlord are:
- Broken sockets and light switches.
- Signs of scorching around sockets.
- Overheating of electrical items (such as light fittings fitted with the wrong lamps) – you might notice a strong, often fish-like, smell.
- Damaged cables to portable electrical appliances or trailing cables/flexes.
