Electrical Testing & Inspection –
Our Electricians who carry out the testing have qualifications to the 18th Edition IET, (City & Guilds 2382-18) wiring regulations and CITY & GUILDS Inspection & Testing Certification of Electrical Installations. This allows each electrician to complete and sign off their own work as well as inspect and test work finished by 3rd party electricians. What is the Electrical Installation?
The electrical installation comprises of all the fixed equipment that supplies through the electricity meter. It includes the cables – normally hidden in the walls and ceilings, sockets, light fittings, switches and the Consumer unit (fuse board) itself that contains the fuses, circuit-breakers and RCD’s (residual current devices).
What is an EICR?
An EICR is a full report which will show the condition of the installation. It shows all the testing results and advises if the electrical wiring meets the current 18th Edition IET regulations. If the electrics do not meet the regulations, the report will show the issues. Giving grades of priority of remedial works needed as below:
C1: Danger present. Risk of injury. Immediate remedial action needed.
C2: Could be dangerous – Urgent remedial action needed.
C3: Improvement advised.
FI: Further investigation needed without delay.
The Landlords and Tenants Act 1985 requires that the electrical installation in a rental is safe when a tenancy begins and during the time of the tenancy. The Act also makes it an implied term of every tenancy that the landlord will – ‘keep in repair the structure and exterior’ of the property and ‘keep in repair and proper working order the installations in the dwelling-house for the supply of water, gas and electricity’.
As a Landlord, you do have a requirement by law to make sure the below:
- The electrical installation in a rental is safe when tenants move in and kept in a safe condition throughout.
- That a House in Multiple Occupation (HMO) has an EICR (periodic inspection) carried out on the property every five years. If the property is not an HMO, you are not legally obliged to do this. We recommend that a registered electrician carries out an EICR (periodic inspection and test) on your rental properties at least every five years to cover your duty of care as a Landlord.
- That any appliance in the rental is safe and has at least the CE marking (which is the manufacturer’s claim that it meets all the needs of European law).

PAT testing – What is it?
Portable Appliance Testing (PAT) is the safety testing of portable electrical kit. It consists of a visual inspection and a combination of tests. Our electricians will carry out these tests in your Burford home using electrical safety testing equipment.
We consider passed PAT tested Electrical appliances safe to use until the next test date. The next test date is ordinarily 12 months from the date of the previous PAT test. Although, this can change in certain circumstances. For Landlords, any electrical items they supply should be tested before a new tenant moves in. Even if this is less than 12 months from the previous test date.
